When to Resurface or Repave Asphalt

Have you neglected your asphalt maintenance for too long? When regularly maintained, asphalt retains an attractive appearance and lasts longer. However, long term neglect can lead to deep damage, requiring intensive restoration. What type of asphalt repairs will you need? Learn when to resurface or repave asphalt with these tips from American Asphalt’s Bay Area paving contractors.

Signs You Need Asphalt Resurfacing

Significantly damaged pavement may require asphalt resurfacing – the placement of brand-new asphalt on top of old pavement. We recommend asphalt resurfacing if your asphalt has expansive dips that collect rainwater, interconnected cracks, deep potholes, or significant crumbling. Deeply damaged sections may need to be replaced and patched. To ensure lasting results, we will thoroughly clean, repair, and level every section before applying the new asphalt layer. Following resurfacing, we recommend adding a protective layer of sealcoating every 1-5 years to defend against moisture, weathering, and corrosive chemicals.

Signs You Need to Repave Asphalt

Significantly damaged pavement that cannot support an overlay requires repaving. Asphalt removal and replacement costs more and takes longer, so we avoid this scenario whenever possible. However, in some cases repaving is the best option. If you need new pavement, we’ll remove your old asphalt for recycling, rebuild and regrade the substrate before laying a fresh, new pavement layer, including a 3-year warranty. As with resurfacing, after repaving, sealcoating should be applied regularly to guard against moisture, weathering, and chemicals to ensure decades of lasting use.

Resurfacing and Repaving Offer Many Benefits

It’s essential to resurface asphalt when necessary. Smooth, blemish-free pavement:

  • Enhances curb appeal and property value
  • Reduces pedestrian trip/fall hazards
  • Eliminates damage to cars from potholes
  • Guards against water infiltration into pavement sublayers
  • Extends asphalt lifespan

Repaving and resurfacing also offer the perfect opportunity to consider upgrades and additions like drainage, concrete curbing, walkways and ramps, or reinvent your parking lot striping design to improve performance and function. Our in-house team of paving contractors provides these comprehensive services.
