Sealcoating Services

Sealcoats are designed to both improve the appearance of asphalt and extend the life of your pavement. Sealcoats protect your investment from weather, erosion, and most importantly oxidation. They improve exterior texture and provide a smooth, non-abrasive surface. Asphalt sealcoats are factory-blended compounds of emulsified asphalt binder, selected minerals, and fiber filers. They do not add thickness or structure to pavement but do protect asphalt from the elements.  American Asphalt recommends sealcoats for all types of asphalt pavements because while protecting, they also deliver an attractive, uniformly colored, watertight seal. Applied to aging but structurally sound, sealcoat can extend its useful life 3 to 5 years.

Our Process

The area is thoroughly cleaned using power sweepers or blowers to remove dirt, debris, and loose particles. Oil spots are removed by torching or scraping. If your asphalt has lot of cracks, we may recommend sealing them with a crack fill, to further protect your asphalt from water and sun. 

An application of ‘Poly-Oil’ seal may also be applied to extreme areas. This is blotted with sand to ensure the best bonding between the sealcoat and heavily grease-soaked oil spots. On rare occasions, despite these best efforts, peeling can occur.

Of course, all drains, utility covers, monuments and manholes will be protected appropriately.

American Asphalt strictly follows the manufacturer’s application recommendations. For example, any water addition will be carefully measured into a known volume of sealcoat material. Similarly, aggregate will be #30 mesh silica or black slate if it is not already included in the sealcoat material. We never dilute our materials.

Sealcoat is applied in two coats. The first coat must be completely dry before we apply the second coat. We prefer the finished sealcoat not be subjected to heavy traffic earlier than 6 to 24 hours after having been laid.

Vehicles need be off the property before start time. They are not allowed back until barricades have been removed. Also, it’s important to make sure all landscape irrigation is turned off at least 24 hours before and 24 hours after the final coat of seal is applied. Finally, this material is sticky and can be tracked into buildings. So please make sure everyone affected obeys all signs and traffic controls.
